GURGRAM BYE-LAWS

Floor Area Ratio (FAR) calculation for plot in Gurgaon As per local Building Bye Laws

Step 1: Check the Floor area ratio (FAR) for your plot in Gurgaon from the table below. If you have the plot sizes in sq. yards then make sure to convert it to sq. m by multiplying it by 0.83. The table shown below is only applicable for plots in Gurgaon.

Area of Plots in Gurugram

Plot (Sqmt.) Permissible Ground Coverage % Real FAR Purchasable FAR Total
1 to 75 66 165 33 198
76 to 100 66 165 33 198
101 to 150 66 145 53 198
151 to 200 66 145 53 198
201 to 250 66 145 53 198
251 to 350 60 125 55 180
351 to 500 60 125 55 180
501 and above 60 100 80 180

Step 2: To take an example, say, your plot size is 200 sq. yards. Convert 200 sq. yards to sq. meters by multiplying it by 0.83. After conversion 200 sq. yards comes out to be 167 sq. meters.

For a 167 sq. meters plot in Gurugram the Real FAR is 145 and Total FAR after considering the purchasable FAR is 198 (as checked from the table).

FAR = (Total area of all floors * 100)/ Plot Area
Therefore, Total area of all floors = (FAR*Plot Area)/100
Total area of all floors for 200 sq. yards in Gurugram = (200*198*9)/100 = 3564 sq. ft.
(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)

The Haryana Urban Development Authority (HUDA) said people can now construct a stilt and four floors on their plots. Earlier rules limited construction to a stilt and three floors within a prescribed height of 15 metres.

The Haryana government has eased norms allowing construction of buildings up to four storeys, a decision cheered by residents of the burgeoning city.

The Haryana Urban Development Authority (HUDA) said people can now construct a stilt and four floors on their plots.

Earlier rules limited construction to a stilt and three floors within a prescribed height of 15 metres.

The new provision has been made in the revised Haryana building code 2017, and comes in the backdrop of a rising demand for houses in urban areas.
